Visible Growth
Discoloration or growth appearing on drywall, ceilings, wood, cabinets, trim, flooring, or other building materials.
PROFESSIONAL MOLD REMEDIATION
Mold is more than a surface-cleaning problem. When mold develops inside a home or business, successful remediation requires controlling the affected area, addressing contaminated materials, and identifying the moisture conditions that allowed the growth to occur.
Matrix Mitigation Services provides professional mold remediation throughout Northeast Georgia and the Lake Oconee area.
RECOGNIZING A MOLD PROBLEM
Mold frequently develops where building materials remain damp or indoor humidity and condensation create persistent moisture. Sometimes growth is visible. In other cases, the moisture source or affected material may be concealed.
Discoloration or growth appearing on drywall, ceilings, wood, cabinets, trim, flooring, or other building materials.
Persistent musty or earthy odors may indicate damp materials or concealed microbial growth even when nothing is immediately visible.
Plumbing leaks, roof leaks, appliance failures, flooding, or improperly dried water damage can create conditions favorable for mold growth.
Condensation, elevated humidity, damp crawlspaces, HVAC moisture, or recurring wet areas can support continued mold growth.
THE ROOT OF THE PROBLEM
Mold requires moisture to grow. Removing visible growth without identifying and correcting the moisture condition can leave the underlying cause unresolved.
Our evaluation considers both the affected materials and the conditions that may be supplying moisture to the area.

Mold remediation is a controlled process. The exact scope depends on the materials involved, amount of affected material, accessibility, moisture conditions, and other site-specific factors.
We evaluate accessible affected areas, investigate moisture conditions, and identify materials that may require remediation.
The remediation area may be isolated using physical barriers to help prevent dust and mold-affected debris from migrating into unaffected portions of the property.
HEPA-filtered air filtration devices may be used within containment. Depending on the project, the contained area may be maintained under negative pressure relative to surrounding spaces.
Mold-affected porous materials that cannot be adequately cleaned may require controlled removal and disposal.
Remaining appropriate surfaces are cleaned using methods suited to the material and conditions present. HEPA vacuuming may be incorporated into detailed and final cleaning.
Remaining building materials are evaluated for moisture so the property is not left with the same conditions that contributed to the original problem.
MATERIALS MATTER
There is no single answer for every material. Whether an item can remain depends on factors such as porosity, condition, extent of growth, accessibility, and the remediation plan.
Hard, nonporous or semi-porous surfaces may sometimes be cleaned. Mold growth that penetrates porous materials can be much more difficult to remove completely.
WHY CONTAINMENT MATTERS
Remediation activities can disturb mold-affected materials and settled particulate. Containment is used to help separate the work area from unaffected portions of the building.
Depending on project conditions, supply and return openings and other pathways may be isolated, and HEPA-filtered equipment can be used to manage air within the remediation area.
MOLD TESTING
Not every visible mold condition requires laboratory testing before cleanup. When mold is visibly present, remediation may be based on the observed conditions and scope of affected materials.
Testing or involvement of an independent indoor environmental professional may be appropriate in certain situations, including complex projects, disputed conditions, projects requiring a written remediation protocol, or when post-remediation verification is desired.
AFTER WATER DAMAGE
Water can migrate behind drywall, beneath flooring, into cabinets, insulation, and other concealed spaces. Materials that remain wet can create conditions favorable for mold growth.
That is why professional water mitigation includes moisture detection and structural drying rather than simply removing standing water.

Mold growth is associated with moisture. Common sources include plumbing leaks, roof leaks, flooding, condensation, HVAC moisture, elevated humidity, crawlspace moisture, and water-damaged materials that remained damp.
Disturbing mold-affected drywall can release dust and particulate from the material. When the affected area is significant, concealed, or involves multiple materials, professional evaluation before demolition is advisable.
Not every condition is identical. Porosity, extent of growth, material condition, moisture, accessibility, and the remediation plan all influence whether a material can be cleaned or should be removed.
HEPA-filtered equipment is used during professional remediation to capture very small airborne and settled particulate. HEPA vacuuming may also be used during detailed and final cleaning.
Mold can develop again if conditions favorable to growth return. Correcting leaks, controlling humidity, managing condensation, and keeping building materials dry are important parts of preventing recurrence.
Not necessarily. Visible mold can often be addressed based on observed conditions. Testing may be useful for certain complex situations, written protocols, disputed conditions, or post-remediation verification.
Yes. Matrix provides both water-damage mitigation and mold remediation, allowing our team to evaluate the moisture conditions associated with the affected area as part of the restoration process.
